Yup - sell em fast - price has already gone down to 40k and below. They are almost cheaper than normal pigs now.

Opened over 750 fortunes last year, not one single mini pig.

Over 80 this year, no mini rat yet.

I used 349 fortunes and got one rat out of the lot (on the 173rd one). It was the same last year for me too, with about 350 fortunes used and one pig from them.

I don't know how many fortunes I opened last year, but it must've been about 200. No pig.

EDIT: And still no rat. I think I've memorized most of the possessed lines, though. This house has many hearts.
